Hospitality Decking: A Spec Guide for Hotels and Resorts

Short answer: A hospitality deck is a revenue surface. Specify Class 3 / R11 wet slip to UNE-ENV 12633, water absorption of 0.59 % at 24 hours under UNE-EN 317, 316L stainless clips, an aluminium sub-frame, and a 25-year manufacturer warranty. Plan around an 8 to 12 week import lead time, and confirm Canadian fire evidence early.

A backyard deck has one owner, light traffic, and an afternoon of downtime whenever something needs attention. A hotel pool terrace has three hundred guests a day, a housekeeping crew, a furniture layout that gets dragged rather than lifted, a service trolley crossing the same line every morning, and a general manager who can tell you what an hour of closure costs.

That difference is the whole specification. What follows is what a hospitality deck has to survive, the lines that belong in the manual, and the honest gaps you should know about before you commit a property to a material.

What the deck actually has to survive

Start with the chemistry. Chlorinated splash-out, salt from a saline pool system or an ocean frontage, and sunscreen, which is the one nobody specifies against and which works into a surface all day. Then the mechanics: chair legs dragged rather than lifted, umbrella bases pivoted into position, and the trolley wheels that trace an identical path from the service door to the far cabana every morning for fifteen years.

Then the risk nobody writes down. A cleaning crew with the wrong chemical will do more damage in one shift than a season of weather. Write the approved cleaning regime into the property's operations manual, not just the construction spec, because the person with the bottle in their hand has never read your drawings.

And the number that governs all of it: closing a pool terrace for refinishing costs revenue. A timber deck that needs sanding and sealing every second or third season is not a maintenance line item at a hotel, it is a room-rate problem, and it is why hospitality operators pay attention to a material that does not need refinishing at all.

The specification

These are the lines to write, each with the standard beside it:

• Wet slip resistance: Class 3 / R11 under UNE-ENV 12633, the European wet-pendulum classification, in which Class 3 is the highest class and is what pool surrounds are specified to.
• Water absorption: 0.59 % at 24 hours in the hollow profile, 0.38 % in the solid profile, 1.66 % at 28 days, under UNE-EN 317. Small figures, and they are figures rather than zero.
• Reaction to fire: Bfl-s1 for floorings and Broof(t1), classified under UNE-EN 13501-1 and tested under ENV 1187. These are European classifications, and the caveat below is not optional reading.
• Fixings: hidden clips in 316L stainless at 25 clips per square metre for any chlorinated or coastal deck. Specify the grade explicitly; 304L is available and is not what you want beside a pool.
• Sub-frame: aluminium joists in EN AW 6005 T6 at 350 mm centres, which lets you build fall on adjustable pedestals and does not rot under a terrace you cannot easily lift.
• Warranty: 25-year manufacturer warranty from Tarimatec, administered in Canada by Zinodeck, excluding damage from weight overload. Read that exclusion before a bulk furniture delivery lands on a new terrace.
• Palette: 31 colours across three finishes, hollow or solid profiles, so a refurbishment can be matched to an existing scheme rather than forcing a whole-property redesign. The full finish range is worth reviewing with the interior designer, not after them.

The honest caveat on fire

Bfl-s1 and Broof(t1) are genuine classifications, correctly issued to European standards. They are not Canadian evidence. Tarimatec does not hold a CAN/ULC S102 surface-burning test, and does not hold a CCMC evaluation report today, and no valid conversion exists between a European flooring classification and a North American flame spread rating, because the test methods differ.

For most hospitality work this is not the gate — a ground-level pool terrace or a resort boardwalk outside the combustible-cladding provisions is specified on slip, water absorption and drainage. You will find other hotel names attached to this product in third-party listings and directories. Hard Rock, Iberostar, Vincci and Meliá appear in listings we have not been able to verify with the manufacturer, so we do not present them as Tarimatec projects — they are third-party listings, and that is all we will claim for them. If a supplier hands you a hotel logo wall, ask which of those they can source back to the manufacturer.

Scheduling around an 8 to 12 week lead time

Boards are import-to-order and arrive in 8 to 12 weeks. On a phased refurbishment that is not a problem, it is a planning input, and the properties that handle it well do the same three things.

They order by phase with the phase boundaries drawn on a plan, so the second tranche is on the water while the first is being laid. They put the sample decision months ahead of the order decision, because a designer holding a finish in November is a decision made, and a designer waiting on a courier in April is a delayed programme. And they book the shoulder season — a Muskoka resort closing a terrace in late April loses far less than one closing it in July.

Picture a Toronto rooftop bar with an eight-week window between the last winter event and the first patio booking. That window is the project. Everything else is arithmetic backwards from it, and the lead time is the first number you put on the schedule, not the last.
